Sunshine Beach House is a stunning property for guests wanting quality and comfort, offering 4 bedrooms, 2 bathrooms and 4 toilets, accommodating 8 people comfortably over 2 levels.

This spacious and light filled home will have you feeling relaxed the moment you walk in the door. On the ground floor there are 3 large bedrooms with 2 queen, 1 king bed and main bathroom with luxurious sunken bath, shower, vanity and toilet. Also on this level is a separate toilet, laundry and second living area. This leads out onto the deck that runs along the side of the house and is great for entertaining with large outdoor table and gas bbq. If quiet enough, you may see the resident Bower bird tending to his bower in the garden.

Upstairs you will find a generous size dining and kitchen area at the top of the stairs. This leads to a large lounge room with smart TV, Wi-Fi and fireplace which all flow out onto the comfortable and private front deck overlooking the native gardens. The master bedroom  (king bed) is at the rear of this level and includes an ensuite with walk in robe. This room looks out over the backyard filled with native gardens. There is a fourth (separate) toilet located upstairs also.

Louvered windows throughout the house provide air flow along with ceiling fans in the lounge areas and bedrooms. The dining table seats 8 with another 4 seats at the island bench. The kitchen is well laid out, housing modern appliances, a chef's range of food preparation equipment and plenty of crockery, glassware and platters.

This much-loved home reflects the personal touches of its owners; it's stylish and tasteful yet comfortable whilst offering a very high standard of accommodation.

Culburra Beach is a coastal town between Gerroa and Jervis Bay, just a 15 minute drive east of Nowra and approximately 2.5 hours from Sydney and Canberra.

Whilst Culburra Beach has the quiet charm of a secluded beach escape, it provides all the facilities you might need; good coffee, a couple of restaurants, Woolworths, a bottle shop, petrol station, newsagency, chemist and bowling club.

The prized position just two houses from beach access provides not only privacy from neighbours but wake to the sounds of the native birds and the waves breaking on the beach, walk down onto the beach for an early morning stroll and enjoy the magnificent sunrises. Often you will see pods of dolphins swimming and playing close to shore and in the whale migration months you can see them playing or relaxing off shore. Wander for miles along the beachfront, explore the beautiful Shoalhaven region, or simply do nothing other than completely relax.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with ASAP but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.  

Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.

Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.

Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.

Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Fantastic house located at Sunshine Beach House, Culburra Beach—metres from the beach—lots of different spaces to sit and relax—and opening up the louvred windows lets in the afternoon sea breezes. A quiet location with lots of birdlife attracted to the native gardens. Make sure you go to Absalom's Beach, which is about 20 minutes away. Gorgeous beach and has lots of nice bush walks to experience.

The location of the house is incredible - 2 back from the beach and a short walk down a track from the driveway! Communication was prompt and always helpful, which was much appreciated, and the house itself is better appointed than we could have hoped for! 2 living spaces, plenty of bathrooms and a kitchen with everything you could hope for if you like to cook ... even a slow cooker, rice cooker and a tonne of pots and pans, as well as plenty of crockery and glassware. Would love to come back again sometime - even our dog loved staying there and slept very well. Thanks for having us!

Sunshine Beach House is in a great location right next to the beach. It is a well laid out property and suited our 3 generational family needs with space for when we were all together and seperate living areas for other times.The property is very comfortable, well equipped and functional. We will definitely visit again.

Sunshine Beach House proved ideal for our 3 generational family stay, with plenty of space for us all to be together with separate living areas if needed. The house is very well laid out, comfortable and well equipped.This home is in a fantastic location by the beach and the native garden attracted a lot of bird life. At one stage there were 13 Yellowtailed Black Cockatoos in feeding on the Banksias.Will definitely visit Sunshine Beach House again.
