It is indeed a beautiful, relaxing, happy place, where we welcome families or groups wanting to escape the busy city life.
Cooinda is perfectly positioned atop a knoll with panoramic views of gently undulating countryside. It enjoys a northerly aspect basking in sunlight and views from all the living areas. The house itself is fully fenced with a flat grassy area for children to play, including a cubby house and play frame.
Come and enjoy a beautiful sunset with friends and family, sitting on the gorgeous, built deck with views overlooking the vast countryside. There is outdoor heating for cooler months and this is a wonderful platform for stargazing. Create a feast with the outdoor kitchen/BBQ. You may even catch a glimpse of a kangaroo drinking from the dam!
The accommodation has been set up with larger groups and your comfort in mind.
There are four casual and formal living and dining areas. An open fireplace at one end of the house and a large wood heater at the other - all firewood supplied. All you need to bring are the marshmallows or a lovely bottle of red!
The bathrooms are both newly renovated. One has a large bath, perfect for relaxing and soaking away your worries.
The bedrooms all have separate heaters, so come to the country for that fresh, crisp air, knowing you have a cosy base from which to explore.

Linen
All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover.
Property Specific Notes
Enough wood will be supplied for the fireplace/slow combustion wood heater for the first two nights. After that, guests must purchase top-up wood and kindling from the local petrol stations at their own cost.
This property has tank water, cylinder gas and unfenced dams in adjoining paddocks.
This property has staggered pricing over 12 guests. Please declare accurate guest numbers at the time of booking and update these if your numbers increase before arrival. The tariff is for up to 12 guests and there is a surcharge of $50 per person per night for any extra guests staying to a maximum of 14 guests.
Pets are welcome at this property. There is a $100 surcharge to have your pet stay please declare at the time of booking and refer to the terms and conditions regarding pets.
WiFi is offered as a complimentary extra. As there is no charge issues will be dealt with ASAP but cannot be guaranteed.
This property will consider bookings for groups of young people and/or Schoolies, however, these bookings can only be made by application. Please message us; a comprehensive guest registration form must be completed prior to confirmation and a $2000 cash bond is payable. Other conditions apply.
Notes
Code of Conduct: Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.
Noise at Properties: NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.
Privacy: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
Terms and Conditions: Detailed T&Cs apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. Please share the T&Cs with your other guests.
Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Out of peak season stays of a week or more may qualify for a discount, please send us a message.
Property Information: Information during your stay can be found in the Guest Information Folder or by calling our office 24/7.
Security Deposit: For most bookings, completion of our registration process and a valid credit card with a $1000 available limit is sufficient for the security deposit. For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit, held in our Trust Account, is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/agent’s discretion.
Peace of Mind: For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Very nice place and very clean.

We love Cooinda so much that we have stayed here every year for 10 years. It is a house that has been able to accommodate a large family in many different seasons of life. We have so many wonderful memories of this house and will continue to come every year. Perfect place for large family gatherings and family holidays.
I found our stay beautiful and comfortable. I will definitely be returning! I also enjoyed how family friendly it is. I was also pleasantly surprised at the amount of kitchen utensils. Overall, extremely enjoyed my stay.

Great location, beautiful house! Our group of friends loved it there. Only downside was communication between the rental agency was a bit difficult at times, and unfortunately my pillow was left behind but unable to be found by the cleaners. The microwave is also broken and in need of being replaced.

We had a group of 12 adults and this property provided the perfect space and a feeling of being in the country despite only 1.5 hours from Sydney. The hot water could be more generous for a large group - but we worked around it. Otherwise a really, really great spot and I would book again.

Lovely house in a great spot. Beautiful views over the valley, surrounded by green paddocks, but only a 15 minute drive to Bowral. Some of the furnishings are a little dated but the house is neat and tidy and has several living spaces which is great for a big group, a lovely open fireplace and a great deck.
This house is beautiful with a great view in a good spot. However, during our stay the toilets were blocked, we didn’t have cold water for the majority of our stay which caused problems with 14 people.
Spent a lovely wet weekend at Cooinda catching up with good friends and celebrating a big birthday. Plenty of room for everyone, and the big kitchen table was a winner when it came to seating for our group of 14 at high tea! Lovely views from the lounge as the view revealed itself a couple of times at least. We made great use of the fireplaces, and the kids enjoyed taking over the piano room for their sleepover space. Lovely garden, outdoor deck and just a good vibe generally.
Our extended family of 8 adults, 1 toddler and 2 babies thoroughly enjoyed our stay at Cooinda. The house was spacious, with plenty of room for everyone. The kitchen was quite well equipped. The two fireplaces and numerous oil and panel heaters kept the place toasty warm through our winter stay. The garden was beautiful and the cubby house a treat for the kids to play in. The covered outdoor area and barbecue were brilliant, though we didn't get to use it much as it rained for 3 days of our stay. It's a testament to the loveliness of the place that even with the rain, we weren't concerned about being cooped inside with all the kids! Definitely looking forward to staying here again in the future.
