This contemporary, architect-designed home offers marvellous facilities, and it is located in one of the most sorts after locations in Culburra Beach. When you step through the front door, you are transported to a nautical world! With the interior designed to mirror that of a ship, the resulting effect is amazing.

Polished timber floors, extensive use of glass and an ocean backdrop combine to create the perfect beach home. The ground and first floors feature a family room complete with 2 x tri-bunks, a flat-screen TV, DVD, and 2 double bedrooms opening on to a private courtyard. The main bathroom on the second floor is spacious and has an en suite with sunken bath and private balcony. The top level comprises a large living, kitchen and dining area which opens up so you can dine alfresco on the large terrace. In the winter months, you can snuggle up in front of the Vista Stack Wood burner. Climb the stairs to the observation deck and take in the fabulous views of the ocean.

Top all of this with your own access to the golden sands of Warrain from the property.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Payment for the booking warrants you and all guests staying will abide by the Code of Conduct for Short Term Rental Accommodation which can be viewed under the Guest Information tab on our website or a link which will be sent to you in your booking confirmation email.

This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.

Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you.

The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

NSW Planning has passed laws that affect guests. The Code of Conduct for holiday renting can be found on our website under the Guest Information tab. In Section 2.5.2 of the STR Code of Conduct, guests have an obligation to ensure the peace and comfort of neighbours and other occupants of the premises (if strata) near holiday rental properties. This means guests have to be very mindful of noise made in or outside the property that can disrupt neighbours at any time of the day.

If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property immediately with no refund of monies. Noise audible outside the property is prohibited.

This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

Our standard check-in time is 4 pm and check out time is 10 am. We can offer you a complimentary early check-in or late check out time as a gesture of goodwill where booking and housekeeping schedules allow. Please call our team to request this prior to your arrival. Please note that due to demand and housekeeping pressures, no early check ins or late check outs will be granted during the months of December and January. The safest way to secure a later check out or early check in is to book the property for an extra night, please contact us to see if we can offer a special rate for this extra night. Please note that Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening of that week.

Out of peak season stays of a week or more may qualify for a discount, please send us a message.

For your added security, this property is managed by a Licensed Real Estate Agent. We will never request payments be made to an overseas bank account and your money is held safely in our Trust Account until after your departure.

Highly recommend a Culburra break at The Boathouse.

We have enjoyed holidaying at The Boathouse on many occasions and love the direct access to the beach and the privacy the property offers. With beautiful views of Warrain beach and the natural rugged landscape, it's the perfect escape from city living. Our family has spent time The Boathouse year round, with long summer days spent swimming, snorkelling and surfing at the beaches, whilst winter breaks are spent mooching around the house and gathering around the wood fire staying warm.

We rented the Boat House on Eastbourne Avenue in Culburra for Easter holidays and it was one of the best times we have had with the family. It’s right on Warrain Beach & the views are spectacular. The house is modern & has plenty of bedrooms for friends and family.

A beautiful, spacious home. Airy and bright with gorgeous views of the ocean and an overall lovely feel. The downstairs room was perfect for the kids. They loved the viewing tower and we loved watching the cricket knowing they were safe and within earshot when downstairs. Culburra Beach was also perfect for the kids. It had waves big enough for the adults to enjoy and gave peace of mind knowing it is patrolled by local lifesavers. The Boathouse provided suggestions of things to do locally and the sound of waves crashing at night put you in a meditative state, prefect for falling asleep to in the comfy beds. We'd love to come back!

Lovely Beach house with your own direct access to the beach. Kids loved the house & the lookout. Yard was great - kids loved playing in it & it was fully fenced & secure. Wood provided for fire place was a plus. All our family said they didn't want to leave as it felt homely.

We had 3 families of 4 (kids 8-10), stay together and this house was great. The kids room meant that the living area stayed mostly peaceful for the adults. The short walk to the beach made it so convenient to meet everyone’s changing needs. The kitchen was well equipped. It was all clean and modern and spacious. We would stay here again for sure.

It was a lovely house, with great private access to the beach. Neighbourhood location is great, friendly and quiet accommodating to all along with locals. One of the features of the house is the great sun exposure providing natural lighting throughout the day. Great for couples and large families.
